A day in the life of a smart building

Imagine a commercial building named Nexus. Just a year ago, energy bills were high, unpredictable breakdowns created stress, and tenants were either shivering or sweating. Today, the building runs efficiently, managed by an operations team using our platform. Here is a day in the life of a building working from 04:00 to 22:00.

Welcome to Nexus. It's a modern, multi-tenant office space that just a year ago struggled with high energy bills, unpredictable breakdowns, and tenants either shivering or sweating. Today, it runs efficiently, managed by an operations team using our platform.

Here is how a typical day can progress with an integrated smart platform that joins together a collection of systems into a single, intelligent ecosystem. You're still the boss, just with a little extra help staying in control.

04:00: The building wakes up before anyone else

Long before the first employee swipes their access card, Nexus is already preparing for the day. One or a combo of solutions in the Kiona platform gets to work. It pulls in data from multiple sources: the latest weather forecast, maintenance schedules, and historical performance patterns.

Even for summer, the forecast promises an unseasonably warm day. Nexus cues up an early "pre-cool," letting the HVAC system gently ease the temperature down while the world is still dark and grid prices are low. It's a simple move, but it makes all the difference: the building is cool and welcoming when the first employees step inside. The energy spike that used to hammer the bottom line is removed.

08:00: The morning rush and dynamic adjustments

As people begin to arrive, the building comes to life. The operations team has set up zone steering rules for Nexus, allowing the smart building to automate ventilation and lighting in different areas and floors.

In a traditional building, the HVAC and lighting would run uniformly across the entire building. But Nexus is smarter.

11:00: A potential issue is solved before it happens

Suddenly, the operations manager, Peter, receives an automated alert on his dashboard. It's not a failure alarm, but a predictive one. The system has detected a subtle anomaly. A ventilation unit on the fourth floor is drawing slightly more power than usual for its current output.

The system cross-references this with the unit's maintenance schedule and performance history, indicating a high probability of a failing fan belt.

Instead of an emergency call, Peter can schedule a technician for a quick, low-cost preventative fix during a quiet period.

14:00: Using integrations for all its worth

The afternoon sun beats down on the south-facing windows. In the past, this "solar gain" would cause those offices to overheat, forcing the AC to work overtime while tenants on the north side might still feel cool.

Nexus, however, leverages integration to its advantage. The Kiona platform communicates with the building's automated blinds. As the sun's intensity increases, the platform instructs the south-facing blinds to lower, blocking direct sunlight and reducing the cooling load.

17:00: Winding down efficiently

As the workday ends and people start heading home, the platform begins its shutdown sequence. It doesn't just switch everything off at 5 PM. It intelligently winds down operations and technical equipment. Towards the evening, the platform transitions Nexus into its most energy-efficient state for the night.

22:00: Reporting and learning

Overnight, the smart platform processes the massive amount of data collected throughout the day. It analyses what worked, identifies new opportunities for optimisation, and refines its algorithms for the next day.

When Peter arrives in the morning, his dashboard presents a clear, concise summary of the previous day's performance. He can see energy consumption, cost savings, and the status of all connected systems in one place.

A smarter building is a better building
